Jeff Branson, Broker/Owner with Williamson-Branson Real Estate, has provided quality property management services for absentee owners/investors of residential properties in the area since 2001.
The current portfolio of properties under active management range in value from $45,000 to $150,000, with monthly rents in the range of $525 - $1000 per month.
Vacancies average less than 15 days, with a strong demand for quality, affordable rental housing in the area.
Turnover has been low due to competitive pricing, reasonable expectations and effective management practices. Striving to keep good tenants happy and content in their homes is simply the right way to do business, more respectful of the tenants and the most efficient path to a successful rental investment.
Standard Property Management Services provided:
Define lease terms/conditions, deposit/monthly rent rates and property rules/regulations with owner/investor at inception of property management relationship
Market vacant properties through local media, physical signage and online marketing
Screen tenant applicants using standardized criteria acceptable to owner/investor and compliant with state and federal fair housing requirements
Coordinate all aspects of leasing process, from prospective tenant applications to written lease agreements, based on predefined terms acceptable to owner/investor (as previously described)
Manage tenant inquiries, repair requests, rent collection, alternative payment arrangements, delinquencies and evictions (when necessary)
Coordinate with local contractors to complete necessary repairs expediently and economically
Provide monthly written report to owner/investor detailing revenues, expenses and other activity pertinent to the property
The fee for this standard set of service is typically negotiated as a percentage of monthly rent, with no property management fees paid while the property is vacant. Other arrangements may be considered on a case-by-case basis.
Additional services requested by the owner/investor will be discussed to determine the extent to which the service can be effectively incorporated into the standard set of property management services provided. In some cases, additional services may be included in standard services, where others may require an additional one-time, occasional or regular fee in order to be included. These are addressed on a case-by-case basis.
