Features

The River runs through the north side of the property, with about 37 acres on the far side of the River.  The river basin area is full of thick brush, with a bank on the near side that the wildlife have created paths through to come and go as they please.

The land is comprised of a mix of active cultivation and pasture.  The cultivated land totals 188.8 acres, and could be farmed or leased for income production, or planted in wildlife-attracting brush, grasses and forbs to create a paradise for the animals!

The pastureland is broken up in several different areas, with a large hill on the southwest side providing beautiful views of the property, river and beyond.  An old gravel pit is on the east side, has good tree and brush cover and presently has water standing in the bottoms.  The remaining pasture is along the river basin, with a mix of mesquite and other brush along the banks of the River.

Access is provided by a public road on the south side of the property, coming in from Fisher County.  The city of Rotan is about 11 miles away from the gate.

Rural cooperative water and electrical service are on the property, and there is good homesite potential, with magnificent views from the large hilltop of the property, the river bluffs and the Double Mountains!
