Features

Located in a quiet, secluded part of the county, this property lies west of a county (dirt) road on the north half, with no public access on the south side, providing additional privacy.

The land is comprised of a mix of CRP grass and native pastures, with mesquite predominantly in the plains and draws through the property, and a variety of low-growth brush on and around the "mountain" and in the draws crossing through the place.

The CRP contract was recently renewed and runs through 2020.  It includes 156.1 acres in the program for a total annual payment of $5,686.  The CRP contract covers the northern 2/3 of the property, with the southern 1/3 being out of CRP as of 2010.  The southern 1/3 is eligible for normal farm programs and received its historical base acreage back at the expiration of the former CRP contract.

A surface tank is located on the east side of the property, about in the center of the place, although it is not holding water at present.

Rural cooperative water and electricity are available in the area, so it has great potential for a secluded, country homesite!
